Who is Spartan Restorations?

An owner-led South Florida restoration and remediation company, putting homes and businesses back together since 2008 across Miami-Dade and Broward.

Are you licensed and insured?

Yes. Mold Remediator License MRSR 5084 and IICRC Number 70139056, plus full liability and workers’ compensation coverage. Certificates are available on request.

How fast can you get to my property?

Emergency dispatch runs around the clock and our target is a crew on site within 90 minutes anywhere in Miami-Dade or Broward. Call (786) 288-0143.

Is an inspection the same as an estimate?

No. An estimate prices the work. A mold assessment is a licensed evaluation with testing, source identification and a written protocol. Spartan’s project assessment and estimate are free; independent laboratory assessment is a separate licensed service.

What does an assessment cost?

Nothing. Assessments are free, and you get a written scope with straight pricing before any work starts.

Do you work with insurance companies?

Yes. Every project ships with photo documentation, moisture logs and a line-item scope formatted for adjusters.

Do you handle both residential and commercial work?

Both. We serve homeowners, condo associations, property managers, hotels, retail, medical facilities and general contractors.

What is the difference between a mold assessor and a mold remediator?

The assessor finds and evaluates the problem: they inspect, take air and surface samples, determine the extent and source, and write the remediation protocol. The remediator removes and corrects it: containment, negative air, demolition, HEPA cleaning and removal of contaminated materials. Florida licenses the two roles separately.

Can the same company inspect and remediate my mold?

Post-remediation verification should be performed independently of the remediator. Spartan is a licensed Mold Remediator, MRSR 5084, and works alongside independent assessors so the clearance testing that closes your project stays impartial.

Do I need a mold inspection before remediation?

For anything beyond a small, clearly contained area, yes. The assessment identifies what, where and why, and becomes the protocol the remediation follows and is verified against.

Who performs the final clearance test?

Ideally the independent assessor, not the company that performed the removal. That keeps the verification honest and gives you documentation you can hand to an insurer, buyer or association.

What is the difference between restoration and remediation?

Remediation removes the contamination and its cause; restoration rebuilds what was removed. Spartan does both, so there is no handoff gap between crews.

How long does drying take?

Typical residential losses dry in 3 to 5 days. We take daily readings and only demobilize once the structure hits dry standard.

Do you bill insurance?

Yes. We document with photos, moisture logs and industry-standard estimating so your adjuster gets what they need.

Is mold testing included?

We inspect at no cost. Independent lab testing and post-remediation clearance can be arranged with a third-party hygienist.

How often should ducts be cleaned?

In South Florida, we recommend cleaning the ductwork every 18 months and servicing the HVAC system every year, sooner after renovation, flooding or if anyone has allergies.

Do you clean commercial systems?

Yes, and we schedule overnight so businesses do not lose a day.

Do you work with general contractors?

Constantly. We schedule around your punch list and can phase by floor or unit.

Can you clean occupied renovations?

Yes, containment and daily cleaning keep the rest of the property livable.

Do you clean ducts after construction?

We recommend it on every build. Drywall dust in the ductwork will circulate for years.

Yes. Most of our commercial work happens in fully operational offices, condos and retail spaces.

Can you work overnight?

Overnight and weekend crews are standard for commercial accounts.

Do you handle one-off projects?

What is selective demolition?

Work with professional contractors to demo drywall, floors, cabinets, ceilings etc. We are also trained to handle leaks when identified.

Do you haul the debris?

Yes, disposal is included, and we leave the space broom-clean for the next trade.

Can you demo occupied spaces?

Yes, with sealed containment and negative air so the rest of the property stays usable.
